With the Part Exchange offer you can avoid the trouble and cost of dealing with estate agents, and the uncertainty of whether you will be able to make your move. Once you've decided which apartment you'd like to purchase and you've accepted a Part Exchange offer* on your existing property, things can move along very quickly.
Because Part Exchange is so flexible, most types of residential property can be considered, whether they have a higher or lower value than our apartments.

| Part Purchase On select apartments only we are offering the option of part purchase a great temporary measure if you have some funds available ahead of your sale. When you sell your house, you can then buy the remaining share. |  |
If you have limited capital or want to release equity to enjoy life to the full, part purchase may provide the perfect permanent solution.
Temporary Part Purchase
- You are required to pay at least 50% of the full purchase price, with an affordable rent being charged on the percentage outstanding.
- On completing the sale of your old house you would be required to purchase the outstanding share within seven days.
- The remaining share would be based on the value you initially purchased at for the first 18 months and thereafter at a newly determined independent valuation.
Permanent Part Purchase
- You are required to pay at least 50% of the purchase price, with an affordable rent being charged on the percentage outstanding, subject to an annual review.
| Short Term Rental
If your own sale has been delayed and you feel you will benefit from the Care and Support available together with the recreational and social benefits of the on site bistro and communal areas straight away, you may temporarily rent your apartment. |  |
- A non refundable deposit of 4% of the sale price of the apartment is payable at exchange of contracts.
- The rent for your Adlington apartment will be: first three months rent free, the following three months will be charged at 3% of the agreed sale price of the apartment and after 6 months the rent will be 6% of the agreed sale price of the apartment.
- You will be responsible for your own usual household bills such as Council tax, utilities bills, TV licence, subscriptions, contents insurance etc, and you will be required to pay the usual service and well being charges for the apartment you are renting.
- On completing the sale of your old house you will be required to purchase the outstanding amount within 10 days

| Move Tomorrow To assist those who need access to immediate Care and Support services offered by MHA at Adlington House, Rhos-on-Sea we have a dedicated apartment ready to move straight into. |  |
The facilities within the apartment include:-
- Carpet throughout.
- Curtains throughout.
- Fully fitted kitchen and integrated appliances.
Whether you have a property to sell or not, you don't have to delay your move into Adlington House whilst the legal paperwork is being compiled should you be in need of immediate care and support. This is designed as a temporary solution to enable you to access the required care and support available on site at Adlington House whilst the legal process is ongoing for the apartment of your choice. The apartment will be subject to a monthly rent. During your temporary stay you will be able to put a non-refundable £500 deposit to secure the apartment of your choice and instruct your solicitor on the purchase of this apartment. Following completion of the legal paperwork you will then be able to move into the apartment of your choice. You may even decide to purchase the MOVE TOMORROW apartment if that's the one you prefer and you won't have to move again. Please be aware that all temporary rented apartments are strictly non smoking and if you do decided to purchase the MOVE TOMORROW apartment the installed kitchen and other furnishings and fixtures will not be changed by Adlington.
