Non refundable reservations of £500 are being taken on a selection of apartments at Rhos-on-Sea. Early Bird reservations of £50 refundable, are available at developments in other select locations.

We understand the importance of being able to keep a beloved pet and in most instances pets will be allowed at
Adlington developments. However, your lease will state that permission is required before you can move your pet
in as we want to ensure, for the benefit of all residents, that pets are not a nuisance.

Car parking will be available, while for those who would prefer to save the running costs of having their own car,
we intend to have a pool car - available for hourly hire at all Adlington developments.

All Adlington apartments will be offered for sale with a 125 year assignable lease. The reason for selling properties on leases is to:
- Retain management of the overall scheme and ensure the lifestyle, care and support services are provided as we intend.
- Enforce the qualifying resident’s clause.
- Manage the overall maintenance of the scheme, community facilities, gardens and property exteriors to a high standard and to protect the value for all residents.
- Provide property services, affording residents the peace of mind that property maintenance will be managed professionally.

Additional care packages can be designed to suit your individual requirements to supplement the Well-being Package. All care packages are drawn up in consultation with you, based upon a careful assessment of your needs and regularly reviewed. Short term illness and recuperation packages can be drawn up where required. Costs are based on the level of need per person as follows:
- £15 per hour (2010 - 2011)

As you would expect in your own home other household expenditures will remain as the homeowner’s responsibility. These typically include;
- Council Tax
- Heating & water – which will be metered per apartment
- Electricity – which will be metered per apartment
- Contents Insurance
- TV Licence (where applicable)
- Telephone line rental (where applicable)

| Deferred Charges |

To keep both the purchase price and the regular outgoings as low as possible, there are two deferred charges which are only incurred when your apartment is resold:-
| A. Communal Facilities Fee |
 |
Adlington developments provide extensive communal facilities such as a Bistro, lounges, exercise room, offices, library, IT suite, hairdressing salon and specialist assisted bathroom. It is these facilities, along with the 24 hour Care Team that make your apartment into a home likely to be suitable for your whole life without the need to move to a Care Home. This is a major benefit to your well being, peace of mind, independence and, if it avoids Care Home fees, it also has considerable financial advantages.
In order to recoup the cost of providing these facilities we offer two alternative methods of covering these costs:-
1. A deferred charge of 1 ¼ % of the market value of your apartment for each year (or part year), capped at 10 years, of occupation payable only when you sell your apartment on.
OR:-
2. An up front one off payment of 20% of the purchase price at the time of purchase.
We believe that most of our customers will prefer to conserve capital and choose the deferred 1 ¼ % option rather than pay an extra 20% of the purchase price to remove the Communal Facilities Fees forever. However the choice is entirely yours once you have taken legal advice and given it due consideration as to which suits your personal circumstances better.
The value to Adlington of your choosing either Option 1 or Option 2 is very similar as a long term income stream could be sold as an investment for approximately 16 times the annual income. I.E 16 x 1.25% = 20%.
One advantage of deferring this charge until your home is resold may be that if it was being sold as part of your estate and liable to Inheritance Tax then this fee has the effect of reducing your beneficiaries tax bill as in effect (under current Inheritance Tax rules) the Chancellor is paying a considerable part of this deferred Communal Facilities Fee.

| B. Contingency Fund |

(otherwise known as a “sinking fund”)
While the day-to-day maintenance of the buildings and facilities is covered by the Service Charge, which is kept as low as possible to leave residents with maximum disposable income, major capital costs and refurbishment are not included in the Service Charge.
It is important that maintenance is kept to the highest standards for all to enjoy, and to cover any major works, a fee of ¼ % of your sale price for each year of occupation will be levied when you sell your apartment on.
This Contingency Fund will build up over time so that money is available to pay for major repairs and replacements as they occur e.g. replacement lifts, Bistro kitchen equipment, the building’s roof and car park etc.
